The property is located within the Mandurah City Gate Business Park in Mandurah, approximately 75 kilometres south of the Perth central business district on the south western corner of Fremantle and Gordon Roads. Complementary retail outlets surround the property. The site is zoned 'Service Commercial' which allows for a range of land uses including retail, showroom, warehouse, medical centre, car dealership, service station and car wash. A small industrial precinct is situated immediately south east of the property. Other surrounds include residential estates and the Mandurah central business district about two kilometres south west. In September 2001, the Trust funded the expansion of the Bunnings warehouse at Mandurah in Western Australia for a total outlay of $1.74 million. The Trust acquired an additional 4,100 square metre parcel of land for the expansion in February 2001. The expansion extended the total retail area of the property by 5,164 square metres.
